Thank you for your interest in buying Disney points through DVC By Resale.  
 
It's important to know that resale buyers are allowed to use their points at ALL of the Disney Vacation Club Resorts (listed below, except Riviera or future built resorts) as well as ALL of the World Passport Collection Properties which include over 500 resorts worldwide. Disney restricts resale buyers use of other collections as indicated below.
 
Unlike other companies, our website is kept in REAL time so as to not waste your time.  That means you may purchase a property immediately through the Buy Now button beside each listed property without waiting. If we already have a committed full price buyer the status will say "Under Contract" and you may place a back-up contract on that listing. All offers are welcome until a seller accepts and you see the property marked "Sale Pending".
 
The Resale Process
 
Buying the Disney Vacation Club from DVC By Resale is truly simple.  Once you find the property you like, you’ll want to be aware of three costs:
 
  • The purchase price
  • Closing costs
  • Annual dues a.k.a. Maintenance fees & taxes (inclusive) on the points you are receiving for this year.
 
Closing costs average $500 and go up or down depending upon how much the property costs and the agency. (Click the Buy Now next to any property to see the exact costs without obligation) These fees cover your title search, title insurance and administrative costs to legally transfer the property from the seller to you. Unlike some companies, these do not benefit our office nor do we get a referral fee.

Annual dues are paid by the buyer ONLY on the amount of points you are receiving for the current use year.  This varies, because sellers have typically been using the property.  Simply take the amount of points and multiply it by the annual dues at that resort (Disney sets these, not us. You can see them below and in detail under the FAQ on our site).
 
Financing is available through companies like VacationClubLoans.com and MoneraFinancial.com – all terms and conditions are set by them. Please apply for any financing before making an offer.
 
Buying Instantly or Making an Offer
 
Call or email us with questions anytime! When you are ready to buy just submit a formal offer directly on our website with ease.   Please do NOT make an offer until you and all parties on the deed are in 100% agreement to proceed.  To present a formal offer, we require: Legal names for the deed, address, a phone number and best email to send the contract.  We need your acknowledgement and acceptance of all the costs involved as detailed above.  Once we receive all the pertinent information, we prepare the contract or present the offer. (Note, if you are already a DVC Member and want any contract to be "added" under your existing ID, then both the use year and the names on the deed must match EXACTLY to those you already own.)
 
Once the seller accepts, your contract arrives immediately via email. You will print, sign and send it back to us with your 10% deposit within 5 literal days. Your deposit CHECK or wired funds are sent to, and held in escrow by, the closing company.  Mailing a personal check or wiring funds are the normal delivery route and have the lowest closing costs.  However, some companies accept credit card deposits, BUT CHARGE MORE TO DO SO. You choose the company when you make the offer and that determines how your deposit is delivered.  We can accept credit cards for the deposit ONLY when you choose DVC Title & Escrow (up to $7,500) Mason Title  (up to $7,500) or when choosing First American Title (up to $2,500) for closing (not available in SC).    Please do not agree to buy a property until you are able to fulfill your commitment of doing so.  
 
Right of First Refusal Submission
 
When your signed contract and deposit are received, we submit it to Disney for their Right of First Refusal waiver.  Disney has the right to buy any resale contract under the exact same terms and conditions presented to them.  (Less than 5% of our contracts are bought by Disney, historically) If Disney does step in, your deposit is fully refunded or may be applied to another property if we have something else that meets your needs.  Disney’s ROFR waiver process usually takes the full 30 days. Once Disney waives their right of refusal, we notify you via email.  At that point, the closing agency takes over and does the title search, requests and verifies the estoppel information from Disney and prepares the new deed.  Your closing documents and final payment figures are delivered electronically for your execution.
 
The Closing and Ownership Transfer
 
Note your final payment must be certified funds. When the closing agent receives your executed documents as well as the sellers, the new deed goes to the county for recording.  A few days later, everything is sent to Disney Administration.  Disney Vacation Club will typically add you to their system about 1-4 weeks later and that's when you can make reservations.
 
Timeframe

The entire process takes an average of 6 - 10 weeks from start to finish.  However, we always strive to close as fast as possible to best serve you. We know you may be anxious to make reservations.

Disney's Official Position on Resales and Policies:
Effective January 19, 2019, only Members who purchase directly from Disney will be able to use their Vacation Points at the 14 existing Disney Vacation Club Resorts or future Resorts. Resale contracts purchased for the existing 14 Disney Vacation Club Resorts will only be able to exchange Points into those 14 Resorts.
Further, as of April 4, 2016, you will not have access to other Disney Vacation Club incidental benefits (also known as Membership Extras) such as Member discounts on dining, shopping, Member-exclusive events, and certain special Member offers. Do not purchase your Ownership Interest in reliance on access to or the ability to transfer these Disney Vacation Club incidental benefits.
 As of March 21, 2011, you will not be able to use the vacation points associated with this Ownership Interest to make reservations for the Concierge or Disney Collection options such as Disney Cruise Line, Adventures by Disney, or select Disney resorts.
